 Location

Auburn, established during the “Gold Rush” period, is situated in the foothills of the Sierra Nevada Mountains and has the advantage of being above the fog and below the snow.  At the crossroads of I-80 and Highway 49, Auburn is the county seat of Placer County, and is an important retail trade center.  Nearby are several ski areas, including Squaw Valley, site of the 1960 Winter Olympic Games.  Many hiking trails and lakes are also within a short drive from Auburn.

Auburn is also well known for its equestrian and running interest.  It is the culmination point of three endurance events:  The Tevis Cup Ride, the Western States Endurance Run (both 100 miles in one day events), and the American River 50 mile run.

Visitors are also attracted to many other activities in Auburn, including the Gold Country Fair, Wild West Stampede, Cruise Nights, Home Shows, a growing wine industry, as well as the 4th of July and Festival of Lights parades.

The Auburn Symphony, Auburn Community Concert Association, and the Arts Council of Placer County are important members of the arts community.

 Transportation

RAIL: Union Pacific Railroad. Main line daily carload and piggy-back service. Both coast wide and transcontinental.

TRUCK: Many truck lines serve Auburn. Overnight delivery to Redding, Reno, Sacramento, San Francisco and Los Angeles.

AIR: Local municipal for private and charter services. Nearest major airport is Sacramento, 40miles.

BUS: City & County mini-bus service, Amtrak (Capitol Corridor).

WATER: Port of Sacramento, 38 miles

HIGHWAYS: Interstate 80 and Highway 49.

 Industrial Sites

AUBURN RAVINE INDUSTRIAL AREA:

Located at junction of Interstate I-80 and Auburn Ravine Road; bounded by the Union Pacific Railroad on the south; approximately 11 acres, with 7 acres zoned industrial..  Variety of industrial and heavy commercial uses (contactors, automotive repair, etc). Sewers, public water and electrical power.

AUBURN AIRPORT INDUSTRIAL AREA:

Located north of Auburn; approximately 285 acres, 80 industrially zoned. Existing uses include airport, airport related business, telephone company, light manufacturing. Paved streets, curbs and gutters. Underground utilities include sewer (in incorporated area), water, telephone, storm drainage and electrical. Limited site availability.  This airport is above the fog and usually clear all year-around. Runway is 3,700 feet in length and 75 feet in width. Runway improvements are in the planning stage.

AUBURN EAST INDUSTRIAL AREA:

Located southeast of Auburn, this long, narrow industrial area follows the Union Pacific Railroad line south of the fairgrounds, then turns west to Interstate 80. Approximately 120 acres, currently PG&E substation, construction firms, light manufacturing/assembly and propane companies occupy some of the space. There is a four-inch pressure gas line, electrical power, public water and public sewer.

MKC ENTERPIRSES INDUSTRIAL PARK:

Located along the west side of Nevada Street and the Union Pacific Line; bounded on the north by Mt. Vernon Road and south to Fulweiler Ave. Existing uses include warehouse, light manufacturing/.assembly, post office, retail offices and  self storage. There are underground utilities, 8-inch sewer, water, gas and power. Curbs, gutters and all improvements. Build to suit.

DEWITT INDUSTRIAL AREA:

Located at the southern end of DeWitt Center in Northeast Auburn between Bell Road and Atwood Road. Government center accepts private tenants. Existing land uses are mixed governmental, non-profit agencies, light manufacturing, electronics assembly.  Roads, water sewers, drainage system, 4-inch gas line and power exist.

 Water & Sewer Supply

Current maximum capacity of 15 million gallons per day with an ultimate capacity of 21 million gallons  per day.  Two major water treatment plants serve the Auburn area.  Treated water is available within city limits and in areas immediately surrounding city limits.  A series of canals traverse Auburn area supplying untreated wat4er primarily for agriculture. Cost depends on quantity used.  Treated water is metered.  Water Connection Charges: Depending on size of meter and type of connect.  Average consumption is 8 millions gallons per day and maximum day demand is about 13 million gallons per day.

Capacity of sewer plant is 1.67 million gallons per day.  Peak flow is 5.67 millions gallons per day. Sewer Service Charges: Yes. Type of Treatment Plant: Tertiary.  Any facilities for non-recoverable industrial was water: No.  Unincorporated County Areas, Placer County.  Sewer Maintenance District No. 1, 10441 Ophir Road.

 Street Improvements

CITY: Dedication requirements—All improvements dedicated to City.  Improvement requirements—curbs, gutters, sidewalks, storm drains, matching pavement, street lighting, underground utility lines, landscaping etc.

COUNTY: Urban subdivisions are improved with underground utilities and curb, gutter and sidewalk. Rural subdivisions are improved with 25-foot asphalt roads. Fire protections, collector roads, street lighting and contributions to community facilities are reviewed on an individual basis.  Roads will be dedicated to county with maintenance activities supported by a county service area.

HEALTH: Auburn has 1 community hospital with a 97-bed capacity, 263 physicians/surgeons, 60 dentists, 20 optometrists,  28 chiropractors, the Placer County Health Department, Placer County Mental Health Services, and several convalescent homes.

EDUCATION: 14 pre-schools, 8 elementary schools, 3 intermediate schools, 2 high schools, 3 special education schools, 1 continuation school, Seventh Day Adventists and St. Joseph’s parochial schools and 8 private schools.  Sierra Community College is located in Rocklin, 12 miles from Auburn with bus service provided.

CULTURAL: 42 area churches, 1 city-county library, 1 daily newspaper (Auburn Journal), 1 radio station (KAHI with 5000 watts), 2 theaters, 8 art centers and 1 symphony.

HOUSING AVAILABILITY, PRICES & RENTALS

Rentals for one and two bedroom apartments and duplexes range from $800 to $1350 per month.  Rentals for two and three bedroom houses range from $1100 to $1800. 

Average sale prices of existing homes range from $225,000 to $1,300,000 during 2009.  The residential areas within 8 miles of Auburn are offering homes prices from $200,000 and up.  Condominiums (studio—3 bedroom) range from $50,000 to $450,000 including maintenance.  Mobile homes and modulars are remaining steady.

There are 6 motels in the Auburn area and 12 mobile home parks.

COMMERCIAL

50 cents to $1.85 per square foot, depending on location, age of building, freeway exposure.  Adequate parking is available adjacent commercial buildings. There is a growing trend from gross leases to triple net lease.
